BANGKOK, Thailand — The 21st edition of the PropertyGuru Thailand Property Awards officially launched today with a media preview at the Dusit Thani Bangkok Hotel, bringing together industry experts and thought leaders for an exclusive briefing on the year ahead.

The high-profile event assembled leading voices to deliver a comprehensive update on the Thai property market, with a focus on navigating challenges and growth opportunities ahead of the prestigious awards ceremony.
The media preview was held in anticipation of the 21st PropertyGuru Thailand Property Awards, which introduces accolades for outstanding projects across an expanded range of segments. The gala ceremony will take place on Friday, 18 September 2026 at the Dusit Thani Bangkok. Top country winners will advance to the PropertyGuru Asia Property Awards Grand Final this December, representing Thailand and competing with the finest developers from across the region.

The 2026 edition follows the successful, landmark gala ceremony of the 20th PropertyGuru Thailand Property Awards last year, marking a historic milestone for the longest-running awards programme in the kingdom.
Where demand is moving
The awards programme returns at a time of transition for Thailand’s real estate sector, as developers recalibrate strategies amid resilient demand and evolving market conditions in pursuit of new growth opportunities.
The Thai real estate market is moving from speculative activity to genuine end-user demand. This structural shift is expected to play out differently across segments, with landed housing and vertical developments responding to distinct pressures and buyer expectations.
In Bangkok, the residential segment also stands in contrast to other property hotspots across the kingdom. Over the past 12 to 18 months, buyer behaviour has evolved markedly, with affordability becoming a central concern for buyers and developers navigating today’s economic landscape.
Demand is increasingly shaped by proximity to expanding mass transit networks, alongside a preference for larger, more practical living spaces tailored to evolving lifestyle needs. Lifestyle-driven niches are proving resilient, as exemplified by impressive take-up rates for pet-friendly projects and the consistent appeal of developments featuring home automation, co-working spaces, EV charging stations, wellness amenities, green spaces, bike lanes, and other recreational features.
Foreign buyer trends, meanwhile, are diversifying from traditional Chinese investment with growing interest from a more diverse mix of international markets. Foreign investment is also skewing toward second-home and safe-haven motivations, reinforcing Thailand’s enduring appeal as a regional lifestyle and investment destination.

To reflect the market’s resilience and progress, the 21st PropertyGuru Thailand Property Awards introduces several new award categories, including Best First Home Development, Best Wellness Hospitality Development, Best Marina Development, Best Landmark Development, Best Landmark Design, and Best Sales Gallery Interior Design.
