Introducing a new lifestyle and community destination for Bangkok’s northern expansion

As Bangkok continues to expand northwards, Lam Luk Ka, Pathum Thani, is taking on a growing role as a residential, business and lifestyle destination, supported by improving infrastructure and stronger connectivity between Bangkok and its surrounding areas.

Amid this evolving landscape, Reignwood Park is advancing PARK11 as an Open Lifestyle & Community Space designed to welcome both residents and visitors from the surrounding community. The destination brings together a diverse mix of retail, services and activities spanning Family & Nature, Food & Beverage, Sport, Beauty & Service, and Premium Automotive Lifestyle.

Ms. Worapanit Ruangroongruang, Chief Executive Officer of Reignwood Group, said the concept behind PARK11 is to create a place where people can enjoy different dimensions of everyday life, from family activities and wellness to sports, dining, pets and lifestyle experiences.

“We are not simply looking at what types of stores we should have, but at selecting partners with distinctive strengths and different reasons for people to visit,” said Ms. Worapanit.

PARK11 is already beginning to establish a diverse range of destination magnets. Get Growing brings Family & Nature experiences and activities, while SilverSkin expands the Food & Beverage offering. TOPAZ and TP1 will further strengthen the Premium Automotive Lifestyle proposition.

As more retail and service offerings are introduced, the combination is expected to generate activity throughout the day, from morning to evening, while encouraging visitors to spend more time within the destination.

PARK11’s initial customer base is supported by the established ecosystem within Reignwood Park, including golf course users, students and parents from KIS International School, as well as future users of the Sport Complex. The destination will also extend its reach to families, health and wellness enthusiasts, pet families, and residents across Lam Luk Ka, northern Bangkok and surrounding areas.

The development of PARK11 comes at a time when Lam Luk Ka is evolving from a suburban area into an increasingly integrated part of Bangkok’s northern growth corridor. Urban development reports from the Office of Transport and Traffic Policy and Planning (OTP) have highlighted the expansion of Bangkok’s urban area towards Pathum Thani along the Phahonyothin corridor, encompassing Pathum Thani, Lam Luk Ka and Khlong Luang.

The property market also reflects the changing dynamics of the area. According to data released by the Real Estate Information Center (REIC) in August 2026, the vacant land price index along the Green Line extension between Khu Khot and Lam Luk Ka increased by 17.6%, providing another indication of ongoing urban expansion and transport infrastructure development in the area.

As residential communities and economic activity continue to grow, the needs of the area extend beyond traditional retail. There is increasing demand for restaurants, services, sports and wellness facilities, family activities and spaces where people can meet and spend time together.

PARK11 is positioned to respond to these needs by creating a diverse mix of activities that gives visitors different reasons to come at different times and for different occasions — from dining and family activities to exercise, health and beauty services, leisure and social gatherings.

For businesses and brands, the model also creates opportunities to reach multiple customer segments within a single destination, including families, students and parents, golfers, sports and wellness enthusiasts, pet owners and premium consumers. Each group brings different needs, schedules and reasons for visiting, creating opportunities for cross-traffic between retailers and service providers, as well as potential collaborations through joint activities and campaigns.

PARK11 is therefore positioned not only as a place where businesses can reach new customers and encourage trial, but also as a platform for developing long-term customer relationships.

Ms. Worapanit added, “We want to see PARK11 as a place where brands can grow alongside the community. Being part of PARK11 is not simply about having a physical storefront. It also means gaining access to people who visit Reignwood Park for different activities and having opportunities to collaborate with other brands within the destination. As more stores and activities are introduced, new reasons will emerge for people to visit and return.”

Once fully operational, PARK11 is designed to accommodate approximately 6,000 visitors per day. From Q4 2026 onwards, additional retail outlets and services will gradually open, expanding the destination’s customer base beyond Reignwood Park to the surrounding community.

Looking ahead, Reignwood Park plans to introduce more retail, services, activities and community programmes in response to evolving visitor behaviours and needs. The long-term vision is to establish PARK11 as a Community Hub and Lifestyle Landmark for Lam Luk Ka and northern Bangkok — a destination that connects life within Reignwood Park with the surrounding community while growing alongside the continued transformation of the area.
