Thoughtfully designed around residents’ real needs, with a Comprehensive Flood Protection System and a 7 Layers of Security System
Designed around real-life living: From master planning at the project level to the details that shape everyday life, every element is considered from the residents’ perspective.
Prepared for natural disasters: The Comprehensive Flood Protection System covers site assessment, preventive measures, water management and emergency preparedness.
Peace of mind every day: The 7 Layers of Security System provides comprehensive protection, from project entrances and surrounding areas to communal spaces and individual homes.
Quality Beyond What Meets the Eye

A truly well-designed home is defined by far more than its appearance or contemporary architecture. It is about anticipating residents’ practical needs and providing long-term peace of mind through careful planning, thoughtful design and systematic preparation from the very beginning of a project.
This philosophy underpins the residential developments of Central Pattana, encompassing both houses and condominiums. The company places residents’ real-life needs at the heart of its development process, considering not only the features they can see but also the essential details behind the scenes that contribute to long-term quality of life.
Two key standards reflect this commitment: the Comprehensive Flood Protection System, designed to address potential natural disaster risks, and the 7 Layers of Security System, which provides protection and reassurance throughout everyday living.
Flood Protection Starts at the Master Planning Stage

Central Pattana’s flood protection measures begin with an assessment of historical maximum flood levels in each project location. This information informs the planning of entrance levels and internal roads to help reduce the risk of flooding.
At residential developments, raised embankments are incorporated at project entrances, while internal roads are designed to sit higher than the roads outside the development. Solid perimeter walls, standing one metre high, provide an additional barrier against external floodwater entering the project. These measures are integrated into the planning and design process from the outset to help reduce residents’ concerns when flooding occurs.
Water management within housing projects is also carefully considered. Pumping stations are elevated one metre above internal road levels to help prevent flooding and maintain system operation. Additional measures include automatic gates, water pumps and emergency drainage pipes.
For condominium developments, Box Walls or Flood Walls may be installed in suitable areas, such as project entrances and underground car parks, to provide an additional layer of protection against water entering buildings.
In emergencies, Central Pattana also prepares mobile water pumps and sandbags for both housing and condominium projects, enabling teams to respond systematically when circumstances require additional flood control measures.
From Disaster Preparedness to Everyday Peace of Mind

Kree Dejchai, President of Residential Business at Central Pattana Public Company Limited, said the company approaches every development from the perspective of the people who will ultimately live there, as though the homes were its own.
This means looking beyond the features customers can see and paying close attention to the underlying details that affect everyday living over the long term. Structural elements, building systems and overall project planning are all considered well before development begins.
“We believe genuine peace of mind must be built into a project from the very first day of design. Many of these elements are not easy for homeowners to add or change themselves later. That is why we consider both external risks, such as natural disasters, and the safety concerns that arise in everyday life, putting systems in place in advance so that homes can support real-life needs with confidence,” he said.
One example of this preparedness was the major flooding that affected Hat Yai District in Songkhla Province in 2025. Although Escent Hat Yai was not located in an area directly affected by the flooding, its infrastructure planning and preventive measures helped the development respond to emergency conditions in a systematic manner.
These provisions included a backup water supply, emergency generators, a dedicated food station and battery-charging points. The project’s connection to Central Hat Yai shopping centre also helped residents access essential daily necessities conveniently during the crisis.
More recently, as heavy rainfall and rising water levels have placed several areas under close observation, Central Pattana has continued to monitor conditions across its residential developments. The company has inspected flood protection and drainage systems, equipment and potential risk areas to ensure they are ready for use. On-site teams have also been assigned to respond promptly when situations arise, helping provide residents with greater peace of mind.
“These details may not be immediately visible or apparent to customers when they first visit a project. However, when unexpected situations occur, the systems and preparations put in place in advance can help reduce anxiety and enable residents to continue their daily lives with greater confidence and peace of mind,” Capt. Kree added.
Seven Layers of Security for Comprehensive Protection

In addition to flood preparedness, Central Pattana has developed its 7 Layers of Security System as another key standard across its housing and condominium developments. The system provides a structured approach to security, covering the project perimeter, main entrances, communal areas and individual homes.
The seven layers include:
- Double Gate Security
Separate entry and exit arrangements for visitors and residents help screen access at the first checkpoint while enhancing privacy from the moment people enter the development.
- Smart Access by License Plate Recognition
Automatic licence plate recognition enables residents to enter and leave the project more conveniently and efficiently.
- Visitor Management System (VMS)
A systematic visitor registration process helps make identification checks and visitor pass procedures faster and more accurate, while allowing records to be reviewed when necessary.
- CCTV Coverage
Closed-circuit television cameras are installed throughout the development to support security monitoring across the residential environment.
- 24-Hour Security
Security personnel are on duty around the clock to help maintain safety throughout the project.
- Home Security Sensors
Magnetic Sensors and Shock Sensors are installed around doors and windows in individual houses to detect unusual activity. In condominium developments, Face Scan technology is used to control access to designated project areas.
- Boundary Protection
A three-metre-high perimeter wall topped with spikes provides an additional physical security measure around the development, further enhancing residents’ sense of safety.
Building Confidence Through Quality That Lasts

The Comprehensive Flood Protection System and the 7 Layers of Security System are just two examples of the underlying standards that support Central Pattana’s philosophy, — confidence in quality, confidence in a Central home.
By considering the realities of long-term living, from structural planning and essential systems to the details that may not be immediately visible, Central Pattana aims to create homes that offer lasting confidence, peace of mind and a safe environment for every member of the family.
