VillaCarte Group’s flagship development earns two honours at the PropertyGuru Thailand Property Awards

Bang Tao accounts for nearly two-thirds of the value of Phuket’s currently available residential inventory, cementing its position as the island’s leading hub for upper-end residential development. Against this competitive backdrop, Layan Verde is differentiating itself through a hotel-inspired service model and a distinctive Thai identity.
PHUKET, THAILAND — Layan Verde, the flagship development of VillaCarte Group in Phuket, has received two honours at the 2026 PropertyGuru Thailand Property Awards, recognising the project for Mixed-Use Development and Architectural Design. A total of 37 developments from across Thailand were recognised this year, with Phuket projects accounting for nine awards across seven developments.

Bang Tao’s Competitive Landscape


Bang Tao, Laguna and Layan together account for a significant share of Phuket’s residential developments scheduled for near-term completion. Bang Tao represents 62% of residential units scheduled for completion in the second half of 2026 and 71% of units scheduled for completion in 2027.
The figures become even more significant at the upper end of the market. Bang Tao accounts for 52.3% of currently available residential units across Phuket, but 64.2% of total residential value, highlighting the concentration of higher-value developments in the area. Layan Verde competes within this segment with its Premium and Luxury residential offering.
Of the 60 Premium developments surveyed across Phuket, 31 are located in Bang Tao, including eight in Layan. Bang Tao also accounts for 58.6% of currently available Lux and Lux+ units across the island. With a growing concentration of high-value residential projects in the area, differentiation is becoming both more challenging and more important.
Competing at a Different Level




Property consultancy Knight Frank identifies Phuket as one of the lifestyle destinations attracting international residential buyers. Its research indicates that demand for high-quality homes in Phuket remains strong, while buyers are increasingly seeking hotel-style services, wellness and wellbeing offerings, convenience, privacy, distinctive locations and surroundings, and other elements that are difficult for competing developments to replicate.
Vadym said: “During the PropertyGuru evaluation, the judging panel paid particular attention to our collaboration with Dusit International, which likely reflects the growing momentum behind branded residences and hotel-led residential developments. Dusit is genuinely an integral part of Layan Verde, but I do not believe this recognition is attributable to any single element alone.
“We want to continue building on this identity and are now exploring additional collaborations with leading Thai brands. Perhaps that is why Layan Verde has been able to develop such a distinctive identity of its own, without having to force differentiation.”



Dusit International will manage more than half of Layan Verde’s 774 total units, including one of the project’s two five-star hotels. The architecture, designed by Dewan Architects + Engineers under the leadership of Mohammed Adib, responds to the site’s natural topography through cascading building forms and vertical greenery across the façades, helping preserve privacy and views.
Approximately 40% of the development is dedicated to infrastructure, communal areas and landscaping. Landscape design by SHMA, based in Bangkok, incorporates more than 300 plant species and over 10 waterfalls, while the development is planned to feature more than 65 amenities.
An Experience Beyond the Residence



Layan Verde’s approach also extends to the surrounding community. The development has constructed a new rainwater collection system designed to accommodate volumes exceeding the calculated maximum drainage capacity, and has transferred the system to the Phuket Municipality. The infrastructure currently also serves neighbouring developments.
VillaCarte Group has also contributed to improvements to the access road to Layan Beach and pedestrian pathways, supporting greater connectivity within the local area.
Layan Verde is being developed in accordance with the EDGE green-building standard. Preliminary calculations indicate that the project is expected to achieve approximately 38% energy savings, 30% water savings and a 34% reduction in embodied carbon from materials and construction processes, compared with EDGE baseline standards.
This year’s recognition adds to a growing lis t of accolades for VillaCarte Group and Layan Verde within the property industry. VillaCarte Group received the PropertyGuru Breakthrough Developer Award in 2024, while Layan Verde has previously received an architectural award from AADA, followed by two further PropertyGuru honours in 2026.
