In October this year, we featured on our Front Cover The Riviera “Malibu” located in Pratumnak, a Luxury High-Rise project which today is almost 99% sold out. Construction is on the 14th floor as we write and the project is locally well known for having sold very very quickly, strengthening The Riviera Groups reputation for sought-after special projects. Its fair to say, this new Project located on Soi 4, is just patiently waiting it’s time to be THE Landmark of Pratumnak.
Now, fast forward only Two months, and The Riviera Group are about to launch Malibu’s Sister project, The Riviera ‘Santa Monica’ (featured on our Front Cover). A continuation of the LA Themed “Vibe” as they call it, but in reality, these projects are clever masterpieces in both Architecture, lifestyle design and the facilities on offer. Typical Riviera Projects feature overly generous Features, a real focus on buyers Lifestyle trends, with carefully bespoke designs you only usually find in high-end hotels. It’s deliberate, it is their identity. Today, Living in a “Riviera” building is like owning a quality Brand, a name owners are proud to mention in conversation, it’s a statement that says something about the owner.




The Riviera Santa Monica is yet another one of these soon-to-be name dropping desirable Residences. Very carefully designed, well thought-out with that unique Riviera Style. It arrives in a way, few seem to achieve here in Pattaya. It has apparently more features to date than any other Riviera product and Architecture that’s going to have people pointing up at, once its built. This is like ‘Malibu’ 2.0, but in Jomtien.






The Location is again clever, not so obvious, yet separated intentionally away from the rest, allowing it to settle and stand out. Multiple access roads allow easy and practical ways to and from the centre of Jomtien and along the Sukhumvit Road. A project that has been designed for complete convenience (and pet friendly) without loosing any of that Riviera ‘Chic’.

There are only just over 440 units providing a more exclusive feel, especially when compared to these massive projects today, some comprising of thousands of units.

Why another Riviera in Jomtien? we asked Winston Gale, Developer of Riviera Group. “Its been several years now since we finished The Riviera Jomtien, it was, in it’s time, very successful. Fast forward to 2024, time has gone by, we could see another Riviera would sit very well close by to The Riviera Jomtien. What we offer for the price, is so competitive compared to other projects, we feel this is what buyers want right now. A complete package. Top of the line design and facilities, convenient location, but without the super high-prices. This is Santa Monica, but just even more than before”.
Keeping the Numbers Right
Asking Winston about the 440 Condominium-scaled project, he remarks; “Yes, Santa Monica is not quite boutique, but it is a million miles away from these massive buildings with a few thousand units. The buyers Condominium value is important to them of course. The more units in a building, the more it will get run-down long term. Smaller numbered condominiums within a building allows the building management team a much better chance of maintaining the standard long term. We know, we’ve managed 5 Rivieras Now over the last 10 years. The bigger they are, the harder they are to control. I think many buyers are just starting to realize this now. It really is an important factor”.
Interesting, given the experience of not just developing these buildings but also managing them once they open for over a decade.

The Pre Launch
So the dates are set – 13th, 14th and 15th December- Friday, Saturday and Sunday (at The Riviera Malibu Showroom in Jomtien) from 12 noon to 12 Midnight.
Based upon the information we’ve seen, the Location and suggestions of likely pricing, (No price list as we write has been released yet), this is more than likely going to be another busy 3 days for The Riviera team. Agents have already started to appear daily at the showroom looking to get some kind of queuing number.
