Finally, after a long ‘COVID wait the next Riviera Project gets underway, this time in the quieter area of Soi 5, Pratumnak.

EIA was granted almost 2 years ago for this 31 story Luxury project which will be the 5th Riviera branded high-rise project and 6th the Owners have done in Thailand since 2010.

PHASE 1

Originally designed as Half Hotel – Half Residence, until the Government introduced an all-new law earlier in the summer putting the brakes on that plan. The Riviera Group saw a busy weekend of sales of its Residences available, the rest being Luxury 5-star hotel rooms. Shortly after, without any notice, the new law came out meaning the project was required to modify its internal arrangement. That must have been a headache for all involved but like it was pointed out to REm, it was good it happened before construction started. Otherwise, that would have then been a ‘real’ issue for buyers’ agents and of course the developer.

Speaking to Winston Gale (MD Riviera Group), he commented “We decided to keep almost all of the main hotel facilities within the now 100% condominium building. The hotel design and its components were just too good to lose. Now we have pretty much the same offering except we have actually added more new facilities using spaces previously used for hotel staff requirements and back of house”.

REm: So basically, you feel it’s even more loaded with facilities than before and the hotel lifestyle is still there?

WG: “Exactly, it’s going to move-on the Riviera Brand a step further away from just a Condominium building.”

REm: Who will then be operating all the internal features then when it’s finished?

WG: “We will, the Riviera Group. Remember, we were a half hotel before and were planning to run it ourselves, so this is just a continuation on from the original plan. We currently manage all on-going management of The Riviera Jomtien, Monaco and Ocean Drive, so this is more of the same but with greater food and beverage outlets.”

PHASE 2 Launch 15th to 17th September

REm: So, am I right in believing that the Phase 2 Launch in the middle of September is the hotel rooms now turned into Condominium?

WG: “That’s correct, we have modified them to become more suitable. We have an interesting selection of bigger units such as 3- and 4-Bedroom Sky Pool Residences, 2- and 3-Bedroom Duplex’s along with many 2 bedrooms.”

REm: Are they fully furnished as the usual case in your other projects?

WG: “Yes, we will have a high finishing level, higher than usual in the upper floors, with lower units below the Sky pool still having quality finishing’s, more like the previous projects. This difference in furnishings is reflected in the high-costs for the upper floors, however, this does make the lower floors very competitive and desirable with most still having sea views.”

The Riviera Ocean Drive recently finished with its stunning Opening Party in February and reminded Pattaya why The Riviera Group are top of their class, wining countless awards and inspiring projects around them to keep raising the standard. This latest project is truly stunning.

Malibu Showroom

REm: Finally, will there be a Malibu Showroom opening in the near future?

WG: “Yes, we have a great location in the Ocean Drive Sales Office as all the agents know it well now but it isn’t used so much anymore. Instead of knocking it down, we have decided to remodel the whole building and also add a large Showroom to the side of this”.

REm: Sounds smart, when will it open?

WG: We are aiming for the end of November, beginning of December all being well”.

So, there you have it, if you’re interested in a Condo of top quality and unique design with the prospect of excellent returns either rental or capital growth, a Riviera project is never to be missed – especially at Pre-Launch prices!

Construction starts Mid-October with a Completion of December 2026.
