Three Industry Leaders Launch “Unisus Green Energy,” Thailand’s First and Leading Expert in Private District Utility Design and Implementation

The new company will accelerate greener real estate development with 2 innovative “district utility systems” that reduce costs and help fight climate change

Unisus Green Energy Company Limited (Unisus Green Energy), Thailand’s first and leading expert in private district utility design and implementation, made its official debut. The company is a joint venture between three major players in real estate, engineering, and energy – Magnolia Quality Development Corporation Limited (MQDC), EEC Engineering Network, and B.Grimm – with an aim to revolutionize the real estate sector towards a sustainable future by applying its expertise in designing and implementing “district utility systems.” Unisus Green Energy offers two innovative solutions, including a “district cooling system (DCS)” and a “district drinking water system (DDWS)” which are designed to assist property developers in cutting costs, reducing energy consumption, enhancing residents’ quality of life, and contributing to a greener world. Both system simulation models are being showcased for the first time at “Nova BUILD EXPO 2023,” an exhibition highlighting modern building innovations at BITEC Bangna.

While this concept may still be relatively new in Thai real estate industry, many countries worldwide have already embraced it. The district cooling system (DCS) is an innovative approach that harnesses chilled water to cool every building within a project. This process involves the production of chilled water at a central utility plant (CUP), which is then distributed through a network of pipes. The chilled water from the CUP is further directed to an energy transfer station (ETS) to provide cooling to air-conditioning units within each building. Once the chilled water exchanges energy, its temperature rises and is routed back to the CUP for chilling process again. This system enables air conditioners in individual room to use a reduced amount of refrigerant as it is primarily used at the CUP. In fact, it employs an eco-friendly refrigerant, thereby contributing to the reduction of greenhouse gas emissions. Additionally, it frees up usable space, reduces heat, and minimizes noise on balconies, as there is no need to install individual condensing units. When it comes to utility fee, the cost of cooling energy is calculated based on actual consumption via a smart meter, in which residents can monitor their cooling energy usage in a real-time basis using their smartphones.

The district drinking water system (DDWS), developed by Unisus Green Energy, provides residents with immediate access to fresh and clean water of international standards directly from the taps in their private rooms. This is achieved through a water management system comprising three components: a drinking water plant, a drinking water distribution network, and a smart water faucet separate from the tap water. The drinking water is produced using a multi-layer water purification process and water quality control technology compliant with NSF standards to ensure constant access to fresh and clean water. The water flows through food grade stainless steel pipes equipped with a UV sterilizer to maintain water quality from the production plant to the rooms. The smart faucet also features a UV sterilizer to further eliminate germs. The advantage of the district drinking water system is that it provides residents with fresh and safe water, akin to bottled water standards, but without the hassle of regular water orders or the need for filter maintenance. Similar to the cooling system, charges for drinking water are determined by actual usage that is tracked via a smart meter, allowing residents to monitor their water consumption in a real-time basis through their smartphones. Additionally, this system significantly reduces plastic waste resulted from bottled water purchases and filter replacements.
