Archi Group, Georgia’s premier real estate developer with 20 years of experience, and INVIA, one of Georgia’s largest and most diversified business groups are spearheading The Downtown Tbilisi, a landmark luxury development that includes the region’s first Trump-branded tower, Trump Tower Tbilisi. Backed by a total investment of approximately US$2 billion, this joint venture is co-developed by The Sapir Organization.
The Downtown Tbilisi marks a significant milestone in Georgia’s evolution as an emerging international destination for investment, business, and luxury living. It also reflects the partners’ confidence in the country’s rapidly growing economy, expanding residential market, and increasing appeal among global investors and affluent buyers seeking new opportunities in the region.
Defined by uncompromising standards of quality, architecture, design, and client experience, Archi Group continues to shape market trends and redefine urban living across the country. To date, the company has delivered more than 1,500,000 square metres of completed projects and currently oversees 31 ongoing developments. INVIA, a diversified Georgian holding company, complements this expertise with significant resources and multi-industry experience. In 2025, INVIA generated over US$600 millionin annual turnover and plays a substantial role in supporting local suppliers, creating employment, and contributing to national development.

Rooted in contemporary elegance and employing high-quality materials, bespoke craftsmanship, and refined architectural detailing, The Downtown Tbilisi represents a transformative urban vision for Georgia’s historic and rapidly modernising capital. The development underscores Georgia’s growing appeal as a gateway between Europe and Asia, where it has emerged as a compelling destination for international investors, second-home buyers, and luxury travellers. The country offers a dynamic blend of historic charm and rich cultural heritage—including its celebrated winemaking traditions—alongside a rapidly evolving hospitality and lifestyle scene, all set against the breathtaking backdrop of Central Park.
Strategically positioned in the heart of the Georgian capital, The Downtown Tbilisi occupies a central, prestigious, and premium location overlooking the revitalised Central Park. Conceived as a new luxury district for Eastern Europe, the landmark mixed-use destination spans approximately 600,000 square metres of construction area across six architecturally distinctive towers set atop a shared luxury podium. Developed jointly by Archi Group and INVIA, the masterplan integrates ultra-luxury residences, branded residences, a luxury hotel, premium office space, world-class retail, fine dining, entertainment offerings, and a premium business centre, creating a fully integrated urban destination unlike any other in the region.
Each tower has been conceived as a distinct sculptural form while adhering to a unified design language that promotes seamless indoor-outdoor living, private access to Central Park, landscaped terraces, and curated amenity decks that maximise uninterrupted panoramic views across the park and the city skyline. Designed to set a new benchmark for luxury living and hospitality in the Caucasus, The Downtown Tbilisi reflects the ambition of its partners to create one of the most significant real estate and lifestyle destinations in Eastern Europe. For INVIA, the project also represents an important pillar of its long-term growth strategy, aligned with the Group’s wider objective to identify opportunities, build strong businesses, and create sustainable value across key sectors.
At the heart of the development will stand Trump Tower Tbilisi, the first tower to rise and the signature landmark of the project. Designed by Gensler Washington, D.C., the 65-storey tower will reach approximately 247.7 metres, becoming the tallest building in Georgia and a defining addition to the capital’s skyline. The tower will anchor a new era of ultra-luxury living, complemented by branded residences, exceptional hospitality offerings, luxury retail, and internationally recognised dining experiences that collectively redefine refined urban living in Tbilisi.
Ilia Tsulaia, Co-Founder and Chairman of the Board of Archi Group, said “Georgia has long been a nation shaped by a rich historical legacy and bold ambition. With Trump Tower Tbilisi, we are bringing that ambition to life in its most iconic form – creating a landmark that will transform the skyline and elevate Georgia’s presence on the global stage. Together with The Trump Organization, Archi is proud to play a key role in shaping its future as a premier destination for global investment and luxury living.”
Beyond its investment credentials, Georgia offers a rich cultural heritage, an 8,000-year-old winemaking tradition, a vibrant culinary scene, and a rapidly evolving hospitality sector. As the country continues to emerge as a gateway between Europe and Asia, The Downtown Tbilisi is positioned to become a defining symbol of this transformation. Brought to life by the joint expertise and shared vision of Archi Group and INVIA, the development combines luxury living, branded hospitality, premium office space, high-end retail, fine dining, and curated lifestyle experiences within a single master-planned destination, the development is set to establish a new benchmark for world-class urban living and reinforce Tbilisi’s status as one of the region’s most compelling destinations for international investment, business, and luxury travel.
