Elevating Construction Standards for Sustainable Living Quality

AP Thailand, a leading real estate developer, has partnered with TOA Paint (Thailand) Public Company Limited, a leader in construction materials, to establish a Green Supply Chain aimed at elevating sustainability standards in Thailand’s real estate industry.

The collaboration reflects a shared commitment to creating a balanced approach between business development, improved quality of life, and long-term environmental sustainability, while enhancing Living Quality for residents across all AP developments including single detached homes, townhomes, semi-detached homes, and condominiums.

This partnership prioritizes the use of high-quality, environmentally friendly construction materials from TOA, many of which have received internationally recognized certifications such as Environmental Product Declaration (EPD) and the Carbon Footprint Reduction Label (CFR).

Key innovations include SuperShield exterior paint, which reflects heat to reduce indoor temperatures and energy consumption, as well as low-VOC construction materials that are safe for both construction workers and residents. Additionally, TOA gypsum boards certified under CFR and LEED V4 & V4.1 standards support the development of Green Building projects that prioritize both environmental responsibility and occupant well-being.

AP Thailand Announces Strategic Partnership with TOA

Advancing Sustainable Living Quality for Thai Communities

Ratchayut Nuntachotisophon, President of AP Thailand Public Company Limited, stated that the company remains committed to enhancing residential quality under its vision “EMPOWER LIVING – Living that you can choose.”

This commitment is driven by AP’s strategic framework “CODE OF IN-DEPTH UNDERSTANDING,” which emphasizes a deep understanding of people’s lifestyles and needs in every dimension. One of its core pillars, Code of Sustainable Impact, focuses on raising sustainability standards across the industry by integrating ESG principles throughout every stage of project development from design concepts and material selection to construction innovation and real-life living experiences.

Recently, AP Thailand announced its intention to collaborate with TOA Paint (Thailand) PCL to develop a Green Supply Chain, expanding its network of Strategic Sustainability Partners in the areas of environmental management, energy, and construction materials. This initiative aims to deliver sustainable quality of life for people, society, and the planet in the long term.

World-Class Materials Across All AP Residential Projects

Through this partnership, AP Thailand reinforces its commitment to delivering high-quality living experiences by selecting environmentally friendly construction materials from TOA that meet international standards.

One key certification is the Environmental Product Declaration (EPD), which transparently discloses the environmental impact of a product throughout its lifecycle. Additionally, TOA products carry the Carbon Footprint Reduction (CFR) Label, certified by the Thailand Greenhouse Gas Management Organization (TGO), reflecting measurable reductions in greenhouse gas emissions during the manufacturing process.

Enhancing Living Quality with Eco-Friendly Paint and Gypsum Materials

AP Thailand has adopted TOA’s environmentally friendly construction materials and paints for its residential projects, supporting both sustainability and residents’ well-being.

Examples include:

Building Paint Innovations
TOA’s SuperShield technology offers up to 99.2% solar reflectance and 90% heat dissipation, helping reduce indoor temperatures by up to 8.1°C and lowering energy consumption from air conditioning. The 4Seasons paint series, featuring low VOC emissions, ensures safety for residents.

TOA has also introduced recycled plastic packaging for primer paint buckets, reducing the use of new plastic by approximately 20% per bucket and lowering greenhouse gas emissions by 322 grams of CO₂ equivalent (gCO₂e).

Construction Materials – TOA Gypsum
TOA’s latest eco-friendly gypsum board innovations include TOA Proboard (standard gypsum board) and TOA Waterproof gypsum board, both certified with the CFR Gold Label by TGO the first in Thailand to achieve this recognition. These products also meet LEED V4 & V4.1 standards from the U.S. Green Building Council (USGBC).

The materials feature low VOC emissions, ensuring safety for both construction workers and residents while supporting Green Building development standards.

Creating Long-Term Balance Through the Code of Sustainable Impact

This collaboration reflects AP Thailand’s Code of Sustainable Impact, a key pillar under its CODE OF IN-DEPTH UNDERSTANDING strategy, which integrates ESG principles throughout the development of AP’s residential projects.

The initiative includes energy-efficient design, collaboration with sustainability-focused partners, responsible waste management during construction, and the development of green spaces that improve the surrounding community’s quality of life.

Ultimately, the goal is to create a balance between business growth, residents’ well-being, and long-term environmental sustainability, while continuing to deliver AP’s signature Living Quality empowering customers to enjoy “a life they can truly choose” across all residential developments.

AP and TOA: Driving Sustainable Construction Standards Together

Jatupat Tangkaravakoon, Chief Executive Officer of TOA Paint (Thailand) Public Company Limited, stated that TOA has evolved beyond being solely a paint manufacturer to becoming a leader in “Total Solutions for Sustainable Living.”

This transformation reflects the company’s vision of creating happiness in living while caring for the planet.

One of the major milestones this year is TOA’s strategic partnership with AP Thailand, aimed at developing homes that are “good for people and good for the planet.” Through this collaboration, TOA provides comprehensive construction innovations from eco-friendly paint technologies to gypsum ceiling systems enhancing AP’s construction standards from structural elements to finishing surfaces.

TOA is also accelerating its efforts toward achieving Net Zero Emissions by 2050, a significant milestone in reducing greenhouse gas emissions. This goal is driven by TOA’s 7-Green mission, which includes initiatives such as:

Green Production & Energy – using clean energy and continuously reducing manufacturing waste

Greenovation & Green Certified – developing innovations such as TOA Organic Care, which uses plant-based ingredients, and SuperShield paint, known for its durability and heat-reflective properties

Green Reforestation – expanding green areas through tree planting to absorb carbon

Green Partner & Value Chain – collaborating with partners like AP to manage resources and logistics efficiently, reducing carbon footprints throughout the product lifecycle

“Through this collaboration with AP Thailand, we are bringing our proud innovations such as SuperShield paint and TOA Gypsum to create tangible value. Together with initiatives like recycled paint buckets, we are demonstrating that the real estate and construction materials industries can continuously enhance Living Quality while raising sustainability standards that benefit residents, society, and the planet,” Jatupat concluded.
