60% rise in Sukhumvit 71 land prices over the past five years

Somsakul Limsuttaphan also commented on the land prices on Sukhumvit 71. In 2018, the average price was 450,000 baht per square wa, which is a 60% increase on the price from five years previously. This is an average growth of 13% annually. The rising land prices translate to the growing value of real estate in the neighborhood. Market research shows that prices of condominiums in this area have grown on average 11% per year. The numbers are attractive for both those who want to live in the area and those who want to invest, as prices continue to increase.

Condominiums on Sukhumvit 71 that sell well range between 100,000 – 150,000 baht per square meter. During the past three years, sales of condominium units of this segment were higher than the average sales of all segments combined, as no new projects have been built and nearly all existing units had been sold. The average sales rate is 95%. In terms of return on investment, there’s demand both for Thais and foreigners, with a rental yield in the neighborhood averaging 5-7%.
