“Ace Estate Group” pushes ahead with its inner-city property development plan, with the latest launch of ‘Arti Sukhumvit 71’, a high-rise condominium on Sukhumvit 71. Designed under the concept “LIVE OUT LIFE”, the project offers residents the ‘perfect lifestyle, stunning designs, and affordability’. Units start at 2.69MB and are targeted at young adults aged between 28-40 years. Plus Property, one of Thailand’s leading real estate management firms, has been appointed the project’s marketing and sales advisor. Pre-sales for units are scheduled for July 20-21, 2019.

Nathaphol Chintana Executive director of ACE Estate Group Co., Ltd. said “With our philosophy to provide residents Attentive Living Solutions for the growing real estate market and increasingly varied consumer needs, we strive to develop projects using the extensive knowledge, expertise, and experiences of our management and teams across the company, along with the attention to detail for consumer behaviors and market studies to ensure that our real estate projects truly fulfill their needs and lifestyle choices.”

The company’s latest project is “Arti Sukhumvit 71” – a 21-storey high-rise tower with 115 units, located on Sukhumvit 71. Designed under the concept of “LIVE OUT LIFE”, the condominium reflects the residents’ desire to live life to the fullest, attention to detail, decisiveness, and the ability to break out of the mold. With privacy in mind, each floor has between 5-8 units. Expansive windows allow impressive views of Sukhumvit and Petchburi roads, two of Bangkok’s main arteries.

A variety of unit types are available, from studio apartments to 1-bedroom units with a loft, as well as two-bedroom apartments, and penthouses boasting more than 100 square meters of space, catering to the varying needs of young-generation homeowners. The project has been designed with young adults aged between 28-40 in mind, with prices starting at 2.69MB. The total project’s investments total of 525 million baht.

Construction is scheduled to begin in the last quarter of 2019 and due to complete in Q4 of 2021. Plus Property has been appointed the project’s marketing and sales advisor.

Aside from the unique designs, Arti Sukhumvit 71’s key selling point is its location on Sukhumvit 71, which offers the perfect elements of peaceful living in a central location. The neighborhood is surrounded by offices, restaurants, department stores, schools, and supermarkets, and offers several modes of transportation. Prices are also attractive, allowing residents to enjoy the Thonglor and Ekamai lifestyle within a few minutes. Advanced technology has also been incorporated into the project to make life even more convenient, including automatic parking, Nasket (an online product and service ordering system), smart displays, digital door lock, smart mirror, and smart switch. Units start at just 2.69 MB. Pre-sales events will be held on July 20-21, 2019. For more information, visit https://www.aceestate.co.th/condo/arti or call 081 999 7799.

“For any real estate development project, the first thing we consider is location, as it has the most impact on residents. Prior to starting any project, our team – including ACE Estate management – conducts extensive site research. Afterwards the data goes through discussions and analyses. We found that Sukhumvit 71 is one of the locations with high potential and offers perfect elements,” said Nattapon.

Somsakul Limsuttaphan Deputy Managing Director Asset Managment Department said “Arti Sukhumvit 71 is a perfect choice for those who love city living and want the comfort and convenience that come with affordable prices. The location serves different types of lifestyles and makes the project suitable for people who want to live in the area or as an investment. The expat community in this neighborhood continues to grow, as it’s more affordable than Phrom Phong and Thonglor, but is just a few BTS stops away from the best the city has to offer.

With the location’s great potential, we’re confident that there will be demand both from Thai and international buyers. We anticipate the ratio of 80/20 between Thais and foreigners. The partnership between Plus Property and Ace Estate goes all the way back to the planning and development phases of the project, aiming to address the insights of young adults working in the city, wanting a convenient commute, and a stylish lifestyle. Facilities at the project have thus been designed to cater to these needs. The most important

factor though is the affordable prices. We expect that 70% of buyers will buy the units to live in, while the remaining 30% will buy as an investment.

60% rise in Sukhumvit 71 land prices over the past five years

Somsakul Limsuttaphan also commented on the land prices on Sukhumvit 71. In 2018, the average price was 450,000 baht per square wa, which is a 60% increase on the price from five years previously. This is an average growth of 13% annually. The rising land prices translate to the growing value of real estate in the neighborhood. Market research shows that prices of condominiums in this area have grown on average 11% per year. The numbers are attractive for both those who want to live in the area and those who want to invest, as prices continue to increase.

Condominiums on Sukhumvit 71 that sell well range between 100,000 – 150,000 baht per square meter. During the past three years, sales of condominium units of this segment were higher than the average sales of all segments combined, as no new projects have been built and nearly all existing units had been sold. The average sales rate is 95%. In terms of return on investment, there’s demand both for Thais and foreigners, with a rental yield in the neighborhood averaging 5-7%.
