Home Builder Association reports Q1 2026 housing construction market remains stable; rising energy costs may push home construction prices up 3–5% after April
The Home Builder Association (HBA) has forecast that Thailand’s home construction market in the first quarter of 2026 will remain stable, with a total market value of approximately 47 billion baht, close to the 46.142 billion baht recorded during the same period in 2025.
According to Mr. Anantakorn Amorwatee, President of the Home Builder Association (HBA), although demand for new home construction continues to grow steadily, the industry is currently facing pressure from geopolitical conflicts and rising global energy prices, which have led to fluctuations in the prices of construction materials.
In particular, steel products and petrochemical-related materials have seen significant price increases, resulting in rising construction costs across the sector.
As a result, member companies of the association are preparing to adjust home construction prices nationwide by approximately 3–5% to reflect the actual increase in construction costs. The new pricing is expected to take effect from late April 2026 onwards, marking an important turning point for the home construction market in the second quarter of this year.
The cost adjustment is expected to occur in two main phases:
- Early adjustment group: Some companies will begin adjusting prices immediately after April 2026.
• Gradual adjustment group: Others will gradually revise pricing to reflect actual costs, with new prices expected to take effect during Q2 2026.
“For consumers planning to build a new home, it is important to prepare for rising costs, as home construction prices are expected to increase by approximately 3–5% from current levels. For those who are ready, signing a contract during this period allows them to lock in the current construction cost before the major price adjustment begins after the end of April. This helps ensure that construction budgets remain under control even amid economic uncertainty,” said Mr. Anantakorn.
Establishment of Regional Committees in the Northeast and South
Anantakorn also revealed that the association is preparing to address new challenges by expanding consumer awareness in provincial markets across Thailand.
One key milestone is the successful establishment of regional committees in the Northeast and Southern regions, which will be responsible for overseeing construction standards, expanding the membership base of home-building companies, and strengthening consumer confidence in companies operating under the association.
In addition, the association is preparing to organize a major event titled “Regional Home Builder Expo”, aimed at reaching potential buyers in high-growth provinces. The first events are expected to be held in the Northeast and Southern regions during the third quarter of 2026, bringing together leading home-building companies to offer comprehensive services and meet the growing demand for housing in key economic areas.
Mr. Anantakorn added that systematic regional expansion will help stimulate the home construction market in the second quarter of this year, making it more dynamic. The core communication theme will emphasize the strengths of HBA member companies and the value offered to consumers, summarized as “Build Faster, Save More, Lock in Today’s Price.”
“Waiting to see how the situation develops may result in consumers facing higher construction costs later. Building a home with an association member company at this time represents the best-value opportunity before the next round of cost adjustments begins after the end of April,” Mr. Anantakorn concluded.
