The concept of building homes that developers would be happy to live in themselves may not be new. But that does not detract from the reassurance buyers can derive knowing that this is the philosophy behind a project.

 

 

Villa Asiatic village has been developed by a local team of young multi-cultural professionals who know Pattaya and love living here. This knowledge of the city – and an appreciation of it, they feel, gives them a marketing edge in what is proving a highly competitive property market.

The project does not lack for choice. Buyers can pick from 12 townhouses and 66 villas. The townhouses are in two blocks of six with a dedicated easy-access 36m lap pool running between them. The villas are available in three types – Garden, Grand or Deluxe, the latter on plots big enough to accommodate a private pool.

Villa Asiatic can be found just a kilometre away from Naklua with easy motorway access. It is the first project of Fed Property Co Ltd and it offers flexibility with a capital “F”.

For example, the villas are intended to be two-storey but the developers are open to the idea of single storey if that better fits the desire of the buyer. The townhomes and Garden Villas can also be configured to offer two or three bedrooms.

 

 

As the name suggests, the Garden Villas are on plots big enough to have a decent outside area which can also accommodate a plunge pool. Garden Villas have an internal space of 169 sqm on 54.1 sqw of land. But if size of garden is not an important consideration it is possible to specify a villa that is 30 sqm bigger – at 199sqm.

 

 

The Deluxe will also be that bigger 199 sqm size internally but on a larger plot – 80 sqw, which is big enough to accommodate a luxuriant garden or a large swimming pool.

Prices for the Garden Villa start at Bt5.4m; for the Grand Villa, it’s Bt5.9m and the Deluxe has an entry price of Bt6.9m. Townhouse prices start at Bt3.4m.

The house designs are described as “functional yet pleasing to the eye, a fusion of European and Asian flair with the emphasis on value.”

 

 

A lot of thought – and knowledge of the local market – has gone into the choice of high quality, appropriate materials for the properties. Given the homes must cope with the heat and the salt-filled sea breezes the concrete is from CPAC, tiles and the floors are from SCG and the paint used is TOA Supershield.

Good quality at a fair price is a guiding tenet for the developers.

Their aim is that the village will have bags of family appeal so a children’s playground will be incorporated in the communal areas alongside a central pool and fully equipped gym.
